Question !! How it works for full time students ? Do they qualify or no ? Or after they are approved they have to become part time ? I didn't know being student was a problem until someone mentioned something now I have questions

If you haven't done it already, google Marketing Guidelines HPD and download the Marketing Handbook. Read the whole thing. It has a wealth of information. When you're going through this process, the more you know, the better. I'm sorry if I sound like a broken record! To those of you who remember what records are.
On page 48 you'll see:
A. STUDENT STATUS (IRS PROGRAM UNITS)
1. The Marketing Agent must require that all adult members of the applicant
household complete a Student Status Affidavit, which must be signed and
notarized. Samples of such certifications are included in this manual. See Student
Status Affidavit at Initial Certification, Attachment J-1.
2. The Student Rule for IRS program units prohibits low-income units in these
programs from being occupied exclusively by full-time students (for Low-Income
Housing Tax Credits and tax-exempt bonds, the IRS defines a “student” as a fulltime
student during five calendar months of the calendar year at an educational
institution, other than a correspondence school, with regular faculty and
students), unless the household qualifies for an exception under the IRS code.
See TIC, Attachment L-3, for exceptions.
I'm told it's a federal IRS rule. I can't find the attachment L-3. Maybe you can hunt around. There are also other attachments you can download.
Notice that the rule says "occupied exclusively by full-time students." So that means that YOU can be a full-time student as long as someone else in the household with you is NOT a full-time student. If you're applying by yourself, obviously it means you cannot be a full-time student. Are you applying alone?

I was applying alone to some before this information !! But now i added my boyfriend lately so we could get a two bedroom !! I read also that if you received tittle IV or a single parent you also qualify! I'm a right ? Or how those this works like everyday is something new that I need to figure out to be prepared 😒

Sorry to burst your bubble, but you won't be getting a 2 bedroom just because you add your boyfriend. That's not how this works. 1 couple = 1 bedroom.
