Very disappointing! Both these apartments so far today have been at the top of the range. This isn’t helping anyone who truly needs affordable housing.

Where are the one-bedrooms for $2,000?

Do you think it is feasible to contact the city council member? ST/PCV got a major deal from the city, and they are not offering affordable units any longer. Also as macnyc2003 mentioned, the new lottery is not inclusive at all.

I dont know where can we call or email and inform them that they are even violating the guidelines that are provided by them. According to the post on NYCHDC and their own website the maximum income for two bedroom is 176200 where the last listing they had has minimum income exceeding that.

They appear to be using updated data.
New 2023 AMI% released in May, 2023. 165% AMI two person household tops out at $186,450. This is not exclusive to StuyTown.

New 2023 HUD AMI limits were released last month.

Contacting City government seems premature.

ST/PCV are limited to offering what units are vacant. Each unit has some form of rent regulation tied to it. A unit has a maximum rent tied to it, lower rents are not moved around from unit to unit they stay with each individual unit. It makes sense that unit with lower rents would be vacated less often than those with higher rates. With the higher rent units, it’s likely those tenants will not be staying for many lease renewals at $4K+ a month.

It’s very likely that the higher rents and income limits we are seeing are directly related to the US HUD AMI %s that were released last month for 2023. If that is so, it’s hard to see how ST/PCV is breaking any agreement it made with the City. These are at 165% AMI.

The funny thing is that they have two bedrooms cheaper than what they announced here in their website. Granted those are junior two bedrooms !

Yes, the junior two-bedrooms are really one-bedrooms with walls added.

I think WildAboutHarry is correct about the AMIs increasing for 2023. Nice to see that ST jumped on that bandwagon as soon as possible. NOT!
