I had time to think because I took a shower. (I know, TMI! ) I have a new theory, and we need someone who is good at math to get to the bottom of it. So please chime in, geniuses!

My theory is that the apartments offered today are reasonable, but they are slightly above the prices of the 2021 lottery and fall into the lower range of the 2023 lottery. If my theory is correct, we should start seeing more of these cheaper units.

So today we had three offerings:
two two-bedrooms that were $2,943 and $2,928.

Also, one one-bedroom, which was $2,018

The brackets for the 2021 lottery:

one-bedrooms: $1,200 to $2,000

two bedrooms: $1,400 to $2,600.

This lottery, the 2023 "Hunger Games" lottery:

one-bedrooms: $2,000 to $4,370

two bedrooms: $2,600 to $5,242

My question: The 2021 lottery has had two prices adjustments, since the AMI went up in both 2022 and 2023. That doesn't affect the actual rents of the apartments, since they are rent-stabilized, but it does affect the income brackets. Does it also affect the rent ranges of the apartments offered?

The 2021 ad says, Rents and Household Earning Limits are based on 2020 HUD AMI limits and are subject to change. I don't know what that means!

Virtually all STPCV lottery or other apartments are reasonable when compared to much of what else is out there.

Studio apartments in busted five or six floor walk-up/elevator buildings and tenements are going for well > $2100 per. This is particularly true for Manhattan south of 125th and certainly 96th.

Despite being maybe a few steps above NYCHA type projects that were build in same post WWII period, STPCV represents far better value for money. More so for units owners have renovated or otherwise rehabilitated.

Not bad but, this apartment is exactly the same as mine from the 2021 lottery. It's a few hundred more and, I my apartment has the newer floor panels but, are murder on bare feet! I'll reiterate once again, how lucky we were but, when I put in March of 21, I had a good feeling after ignoring previous lotteries.

I didn't see anything today either. I am a little bit depressed though. missed listing that I waked up for early in morning and was on screen checking every other minute checking it for past three month and the day that I thought they not going to post it because it is holiday i missed the listing i was waiting for

I feel the same, Sabavoon. I was a few minutes late from getting one of the two bd available. Were you interested in 02-A that went for $2,000 aprox?

I only got to apply for one 2-bedroom apartment after weeks of doing this and I was not first in line for that one either.

It can be a frustrating and discouraging experience.

I can only hope there will be more, but that's my concern, that there are not many (or any) available.

I also feel bad, Sabavoon! I know you have been devoting a lot of time and effort to this. I was wondering if there was any way to contact you.

But I anticipate that more affordable units will be coming along. Fingers crossed!
