Yes it makes no sense. I'm not really sure what the target demographic was...romantic night in DT Cary??? Not sure about that one. There are a ton of chain hotels not that far away starting with the Embassy Suites right up Harrison Ave.
They are going after weddings and similar events that book catering as well as rooms, I think.
Boutique Hotels work in downtown Durham because of all the things you can walk to and see. They also have amenities such has rooftop bars and coffee lounges. They don't work as well in downtown Cary, because downtown Cary doesn't have as much things yet as downtown Durham. Once downtown Cary has more to offer than auto repair shops and a few beer places, boutique hotels can take off there

The bigger reason why hotels work in downtown Durham? 18,500 employees within walking distance (with thousands more coming), and a convention center, all of which means a lot of people coming in for work meetings. And Duke / Duke Hospitals are also a short cab ride away. A nice bonus for weekend stays are the theaters and ballpark that provide anchors for night-out activities.
Business visitors to Cary are much likelier to be visiting car-centered office parks, and therefore to be renting a car and staying in a roadside hotel.

Yeah, that's the "old" hotel business model. That's why AirBnB and Boutique hotels are popular nowadays. Travelers in general want more of a "experience" when staying at a hotel, not just the plain boring continental breakfast and highway lodging. Not to mention that "staycations" are becoming increasingly popular. Downtown Cary has the potential to be a travel destination and experience, and not just a place to have your car repaired while you get hot dogs at the pharmacy. It just takes some imagination and vision, and ignore the NIMBYS
Downtown Cary could use a privately-funded electric scooter hub for those who may consume beer, etc., and don't want to drive or cannot find a parking spot until the library's deck is finished!
Current 25 MPH limit encourages the above.
Lime, Bird and Skip have programs that give helmets to riders who request them, and Lime notes that riders must go through an "in-app tutorial" on helmet safety to unlock one of the company's scooters for the first time.
