I was first contacted from the standard Stuytown Lottery email and the subject was: Apartment offer log 3XX. I was then contacted from the leasing agent about an hour later with some instructions and information about my apartment. I had a lot of back and forth with my case specialist last week so I had a feeling my application had taken the next step. I then received an email last Friday that all the documents they needed were received and that my application was ready to be processed and there was no further action needed on my part. Exactly a week later I received my offer.

I didn’t see anything about how long the apartment is rent stabilized in the lease. I saw people say something about it being 20 years but was just wondering where they got their information. I did notice that the landlord wants to file a petition to get each apartment individually metered for con-ed. Everything included was a big selling point for me so hopefully it doesn’t happen anytime soon.

I haven't heard that Blackstone is looking to submeter. Is that in your lease? The former owner tried to do that a few years back, and it wasn't successful for some reason. We residents would have been charged an MCI for the project. We didn't think it was fair that we were going to have to pay for all the new equipment, wiring, and installation and have the cost added to our rent in perpetuity. Otherwise, we were in favor of it for environmental reasons.

If we do become submetered we will get a rent decrease to compensate somewhat.

Here's the agreement for the former Stuy Town lottery. It mentions a 20-year term. I don't know if it also governs the current lottery. If you have any questions I encourage you to reach out to Beam.

Just got an email from the lottery informing me that there are no 1 bedroom apartments available. I sent my documents in about 2 weeks ago and, was surprised they got back to me this soon. Fortunately for me, I am interested in the 2 bedrooms and left them a message indicating such. I will also follow up with an email since, I didn't get a person when I called.
Does any of the lottery winners know, if they send that email, if my documents were good enough or, is it a boiler plate message that send out to all people who have been contacted to send back documents?

This is copied and pasted straight from the lease:

24. SUBMETERING OR DIRECTMETERING
As of the execution of this Lease, the Building is master metered for electricity and the cost of the electricity is included in the rent, except as to the air conditioner charges. Landlord intends to file a petition with the New York State Public Service Commission to install direct or sub*metering equipment which will allow for the billing of the actual electric consumption by Tenant for this apartment. Provided the Public Service Commission has approved the Landlord's petition and the direct or sub*metering work has been completed, Tenant shall be responsible for paying for such electrical consumption by Tenant, plus such administrative and/or other fees as may be permitted Tenant agrees that Tenant shall permit access for the performance of any required work and shall not impede any work needed to accomplish direct or sub*metering at the Building. When electricity is sub*metered, any charges due landlord for electricity shall be considered to be Additional Rent. When Building is submetered, Landlord will comply with DHCR rent guidelines regarding submetering rent stabilized units.

Sounds to me like your application is still being processed but there is a supply delay. In comparison, my docs were requested in April, then additional requests & corrections in August, then nothing. I was never told that there are no 1BRs. To the contrary, I was assured there is an apartment for me, when my application reaches that stage of processing.
