I am log #26xx and was asked to submit paperwork in early Feb. Haven’t been asked to resubmit paperwork as of yet. There are applicants with even lower log number than mine who are still waiting as well. Currently, they are anticipating 1beds to become available at the end of august.. maybe that’s when they’ll start to process 1 bed applications.. ?

It seems to me (and this is just a guess) that they are going by the lowest income based on the application, rather than by log number. Then, seeing which size unit you want, and basing it off the income:rent ratio.

When I submitted my application, my salary was around $50k during the pandemic, and that was stated on my application. When they had contacted me to submit my paperwork, my current salary is twice as much as it was on my application. I applied for a 1 br, as a single, but then did not hear from them after mentioning they received my paperwork, if I had any pets, and what size unit I was interested in.

I almost feel like they're putting people on the wait list if their income does not fall in the agenda they have to fulfill, and giving those units to people in a lower income bracket after screening their paperwork.

That's why I don't think they're responsive to most, probably because they don't want to share their process, or say too much.

This is actually something I've thought for awhile and it makes a great deal of sense. If you are in a higher income bracket or currently in a lease that isn't set to expire soon, it would make sense that they would reach out to the people who have a more dire need financially or time wise first. The process is something of a mystery so we may never know but yeah, what you wrote rings true to me.

I called and spoke with someone (he was very nice and informative). This is how it was explained to me.

Each specialist has their own list of log #s to process. If you are assigned to someone new/has a low case load, you can can get processed quickly and may get an offer sooner depending on apartment availability. If you got assigned to someone with a larger caseload, that will take longer to process and you have to wait until they get to you on their own waitlist when apartments are available.

Someone who is requested to submit documents today and assigned to a specialist with a low caseload can receive an offer months before someone else already processed and on the waitlist for the same size apartment. It's the luck of the draw which specialist gets assigned to your log #. It's not by financial situation or your lease (my lease is already expired and my landlord can ask me to leave any time).

Edited because I had an additional phone call which clarified individual specialists working within their own waitlist assign apartments both on log # and taking into consideration your income/rent.

They're very nice and took time to speak with me, which I appreciated. It's just a hard pill to swallow that those who get called months later can get an offer while you are still low down on your particular specialist's waitlist. I think the system could use an overhaul so that doesn't happen but I don't think that's a consideration right now.

ChloeNYC,
Thanks for sharing this information. And indeed is a hard pill to swallow. I think you have the same specialist than me (Ms. Pryce) and her list is moving soooo slow. I just renewed my lease and I am trying to stay positive. I would love to move before school starts in September. My job also is seasonal so now it is very slow, but when September comes it is going to be hard to take some time off.

Thank you for all the information. Ahhh this is a rough process! I can’t believe this is how it is assigned. I wished I would of known this information before. I am moving out of my apartment Saturday because my lease end this weekend. My Managment wasn’t receptive to month to month

Chloe and TPNYC… our log is very close and I have Ms Pryce.
She finally sent my paperwork yesterday for the last step ( credit check- leasing) and she is no longer my specialist. She emailed me again this morning. If that could be of a little reassurance, she will probably get to your log very soon.
My current lease expired august 31st and I renewed… I am not too worried. If I get an offer soon, I will deal with my management… it would be ideal if I could move before September 1st… my son’s school is walking distance to Stuytown.

Not just a hard pill to swallow, but in direct violation of the HDC guidelines which theoretically are supposed to govern this lottery. They're supposed to be going in log number order.

"The Marketing Agent must offer units only to applicants who meet eligibility requirements, and only in log number order according to the batch in which they appear (after first processing applicants for set-asides and preferences), for whom units of appropriate size are available."
