August 26. They're not offering a tour of the unit, which worries me. But I think I'll go look at the building.

Can you ask them to see a similar unit (same building) so you can check the noise level and also the exposure? Other applicants posted tours of lottery units so you see the finishes. Did they offer at least a similar video tour?

That is a fantastic rent for a huge apartment!!! Congrats!

So you would be all the way over on East 23rd Street and Avenue C. The key is which way you face. If you face into the complex, that would be good. If you face the river, that is both good and bad. It's good because you would have a river view, but it's bad because you would face both the FDR Drive and the heliport. I don't think the helicopters fly at night, though, unless there is an emergency.

There is also a lot of construction under the FDR Drive because the city is building the East Side Coastal Resiliency Project to protect against flooding.

If you want, send me a private message. I can help you figure how which way you're facing. Did they give you a map with your apartment on it?

I can’t guess you won’t like it there. The rents quotes are a bargain. I hope they fit your budget.

The street address is the NE corner of Peter Cooper Village. PCV is a step above Stuyvesant Town itself in many opinions. It’s not as old and was meant to be a bit up market of StuyTown when it was built according to histories.

The NE corner is bounded by the big playground/rec Ctr. across the street and Ave C/FDR Drive. The rest of that 23rd St block, the majority, is a VA hospital. Institutional neighbors, we can hope they keep their property in a good condition.

There are several buses right there near the corner including the M23 which goes E River to H River, also one or more to the SBS 34 buses which go up to 34th st and at least as far west as 8th Av/Penn Station. The M9 goes to E Village/City Hall/Battery Park City. Nearest Subway is the L on First Ave and 14th St., a bit of a walk but remember you can walk tru the PCV campus, cross the street, then walk tru the StuyTown campus, all very green.

The only problem I see is transportation. You'll have to utilize the bus, M23, to get to the subway lines. It's a long block to 1st avenue. I guess everything depends on where you work. The M23 is not a bad bus line, it's a long accordion bus and stops at several train lines. In all, I think you got a good deal. Whatever sacrifices you have to make, you'll do it.

Hello
I just received an email informing me that my application has been submitted for finale review and that if I qualify ( thinking about credit check) the leasing will contact me with an offer.
The queen mail ended with my specialist telling me that it has been a pleasure assisting me.
My question is: how long after that email should I expect an offer?

I have completed my review of your file. Everything appears great. There are a few details I would like to go over. They are as follows:

Rent Rage for Two Bedroom - $1,400-$2,600

- Utilities are included in your monthly rent (ie. electric & gas)


- Only additional monthly cost is A/C fee, Air Conditioning units are standard in each unit, you are not allowed to bring your own. The monthly fee currently is $27.16 per unit, there are 3 units in a 2-bedroom apartment. $27.16 x 3 = $81.48.

I am submitting your file for Final Review today. If you are qualified, you will receive an email with an apartment offer. Please respond as per email instructions.

Ask nicely if you can tour a similar unit that is available for tours.
Also, visit the web page below and view 2bed, 2bath units at market rate to see layouts and photos. There is one for about $7900 a month. Yours may or may not have been renovated. However, remember, decades ago the units were all pretty much the same.

If you hate it, you can move when your lease is up. They likely would let you leave the lease early because they might be allowed to increase the rent for the next tenant.
