If a household member is on unemployment, do you guys know how they will calculate it? Only the weekly amount or will everything that they received the previous weeks when they were giving the $600 be counted?
That is a very complicated question! I'll take a stab at answering it, based on my five years of observing this process. These are guesses. Also, I agree with randomperson2's comments, above.
I'll include my thought processes (such as they are! LOL) so you can evaluate my opinions.
FACTS of 180 BROOME STREET
121 affordable apartments to be filled via lottery (that is A LOT).
Community preference for residents of Community Board No. 3. They get priority for 50% of all units.
Within the community preference, former residents of the Seward Park urban renewal area get 50% of the community units. HOWEVER, this means people who lived there in the 1960s, so we're talking about a handful of people who would qualify.
The last of the Essex Crossing affordable lotteries!
FOUR separate income brackets.
AMI has been increased, so upper levels of the printed income levels will have gone up. I believe lower levels stay the same, but not sure.
So here are my guesses for what a good log number will be for each.
40% of AMI:
WITH COMMUNITY PREFERENCE: 5,000 or under (Not a lot of apartments available for this bracket, and quite a few low-income people live in CB3, so lots of competition. Also, the income range is narrow; it's hard to hit it.)
WITHOUT COMMUNITY PREFERENCE: 1,000 or under
60% of AMI:
WITH COMMUNITY PREFERENCE: 18,000 or under (A more forgiving bracket in that the range is greater, but still hard to qualify for.)
WITHOUT COMMUNITY PREFERENCE: 1,000 or under
130% of AMI:
WITH COMMUNITY PREFERENCE: 44,000 or under (Apartments are still a great deal but not "a steal.")
WITHOUT COMMUNITY PREFERENCE: 14,000 or under
165% of AMI:
WITH COMMUNITY PREFERENCE: 100,000 or under (Apartments are a good deal, but you need to be on the wealthy side to qualify. Many people making this much money have other housing options and may not opt to submitting to an invasive process.)
WITHOUT COMMUNITY PREFERENCE: 50,000 or under
That's all, folks! Happy quarantine, and best of luck to all!
Any chance you can do this kind of math on the lottery at 187 Kent? Lol. Your analysis is impressive and I’d love to see what you think about the building I’m shooting for
I got an email that i have been selected for this apt building about 3 weeks ago. they gave me 5 days to submit all my documents which i did. how long is the wait to hear back from them?
So far, no non-preference people have reported being contacted, I don't think. But that could change any day.
Kelvin, three weeks isn't a long wait in the lottery game, but if you're anxious, there's no harm in contacting them politely to confirm receipt of your documents.
Community preference-people who live within that same neighborhood
