I can confirm this is true. There's no option to switch to a security deposit later, from what I was told, so it's strongly advised not to do this.

This happened to me too, last summer, and at least a handful of other people have reported it happening to them too in this thread. Just document your appeal (i.e., save a copy of the appeal email you sent) and keep following up. I appealed and it took them a couple of months to acknowledge it but they eventually did. I was never able to reach anyone on the phone but I forwarded my appeal email every couple of weeks and said something like "please confirm..." Everything worked out in the end, so I'd say don't panic if you can't reach them on the phone, as long as you've sent in an appeal by email!

@tpnyc- when it comes to your credit check, if the leasing agent have your file, that means you passed it.

When I asked her if I could re-freeze my credit. She said yes, she wouldn’t have made me the offer if my credit had not been check. My file would haven’t even land on her desk….

*my size unit was 2 bedroom at Stuytown towards ave C… I can’t quite remember the details but the leasing agent mentioned being a nice location as she lives in the same unit where my apt is…

Hi guys. Thanks for this very helpful thread.

Gonna be honest, my log number was so high (#88xx) that after I received it, I basically disregarded the entire lottery and forgot I had even applied. When they emailed me last week it was a complete shock... anyway.

Here's my personal timeline...

8/4 - asked to submit documents
8/9, 10:10 AM - documents sent
8/9, 10:50 AM - received email from Syed confirming document receipt: "Since you are the sole applicant, you qualify only for a one-bedroom unit. We are currently low on one bedroom units. As a result, we are placing you on our one-bedroom hold list. When a unit becomes available and we reach your log number, you will be contacted."

...so looks like there still isn't movement on the 1BRs. I seriously doubt they'll reach my number before the lottery ends, but I guess you never know.

(Since Syed is the person who emailed me, does that mean that he is my specialist? Or am I not assigned a specialist until I'm off the hold list?)

Leases that take effect after Oct. 1 will incorporate a 3.25% increase on one-year leases, and 5% if a two-year lease is selected.

So I don't understand the confusion between 3.25% and 5%. It just depends on what the resident chooses.

Wow - what a 1 day roller coaster! So yesterday I received the disqualification email, and went into full on panic / anxiety mode. I had not contacted anyone via phone or email since receiving the receipt of documents email a month ago, and I more than made up for it in the last 24 hours. Calling over and over to reach someone, leaving numerous voicemails with both the general number and my specialist, copious emails, stopping by the lottery office, and finally today writing a long appeal and backing it up by resending all of the materials with the time stamp of when I originally got them in.

Just received this from my specialist:

"Hello Mark:

I've received your documentations. It was a system error from our end. You are not DQ'd. Please disregard that. I will be starting on your file this week, If I need anything else from you. I will contact you.
No further action is required at this time."

So yay! Back on track and I can put down the bag I was hyperventilating into. Thanks for the help and advice! This group is invaluable.

So happy for you @markienyc!!! Though I gotta say, they seem pretty heavy handed with these accidental DQ’s. Just trying to keep us on our toes, I guess.

As far as the rent increase/Oct 1 issue, that’s good info to know. It will be interesting to see how that affects the rent amounts being offered. Of course, moving in before Oct 1st would be literally no problem, we have been ready to move YESTERDAY ever since we got the initial email. Lol.

Default 2 bedroom apartment wait time

Hi guys,

What's the current wait on a 2 bedroom apartment?
Also, if the wait gets long (a couple of months) how often do they ask for updated documents and which documents in particular?
