Painter, I feel your pain. We had that happen a week before closing as well. However, our buyers tried to weasel out of releasing the $10K earnest money to us. We had to get the lawyers involved and we ended up splitting it. What a hassle. So sorry this has happened to you again.

ID, For some reason all the realtors around here are saying the buyers are only wanting to put afew hundred down as earnest. It is like okay I will play this and if I change my mind well it is just a few bucks. Almost like gambling but I know I was told to put at least 1% of offer for earnest. Things just change everyday and I just can't keep up I guess. Did you sell recently?

We were actually shocked that they put up so much money. We thought that meant they were solid buyers. Guess not! We ended up selling in Sept. of last year (5 months after the original close date) and for $25k less. I'm still bitter about it - can you tell?

Hi all-Barb great pix and you looked beautiful.

Funny thing is we were just talking about not renewing May 1st and just staying put til the market gets stronger. We'll see what today bring-like Texas and Painter I refuse to get excited anymore-matter of fact it's a chore.

Well, I just got home. Got a call from the realtor. He wanted to know if the six parking was a misprint! LOL! No, it's not. He goes, "Oh, that makes your price a lot more attractive." WTH does that mean??? Are you bringing an offer! This is the second time he showed them my unit, so....why the heck didn't he know there were six parking spaces? It's the lead sentence in the MLS description and under garage it has 6!!! DUH!! Grrrrrrr. Why don't realtors know what they're showing before they show it?

I'm not getting excited either.

Painter our buyer only put a $1,000 down and that is what our agent said . She said that was the norm.
Our last home in Ca she put $15,000 down but it was a cash sale. I feel so sorry for her. She was a widow and that place we sold her has dropped $200,000 from what we sold it to her in 04. It had gone up to almost $600,000 a year ago. She was such a nice lady.

Oh, Lorrie, I sold the high in two of my flips in the same complex. I feel awful for those people. When I sold to them, it was right under the highest listings. Those listings ended up either being withdrawn or reduced. Both were wonderful. One was an active duty Marine...which now just really bothers me. I don't feel like I screwed them b/c I gave them a great product for the price at the time, but I still don't get giddy and "Oh, I am so smart, I sold the high." No. I pray for those people every night that they can stay in those houses.

Oh well-they were here and left and I don't think for long as we just ran to town and back and they had done the deed already!
