We're coming from Kensington ourselves. My wife of 13 years was born, raised and lived in Silver Spring (on GA. Ave, a few blocks north of the commercial area) until she snagged me. My parents lived in Forest Glen (on the side of Walter Reed) at the time I arrived on the scene.

Building in a flood plain is personal preference. If I was a boater, which I am not, I would find the marina attractive. I would not take the risk. There are also the new escalating flood zone premiums to contend with and resale will also be impacted. It is not for me, but I can certainly see the attraction to living by the water. If my wife had her way, we would be living on a beach.

This summer I will race you out of the Garden State to see who gets to St. James first, LOL.

OK. This is a strange question that was part of the SJP POA notes:

Question: Is there a way to insure that the golf courses will remain here and be accessible to St James residents (they provide significant benefit to our homes' values; they were valued at $40 million but now probably only $6-10 million)? Will the Developer be leaving in six years?

Answer: The Developer could sell the courses whenever it wants to; it is unlikely it would want to lose control while sales were active. Sale options would include (1) sale to a third party who would operate with potential new rules, (2) a local community equity buyout establishing new ownership members, (3) transfer the property to the POA. The town cannot own the golf courses since it would be contrary to our private gate. There is some legal protection that would prevent changing the courses to different building options (eg. condos); specifically the zoning requirements and the North American Land Trust deed restrictions on some of the courses.


Is there really concern that the golf courses would be sold? Are they not profitable to the Management company? This just seems like a random question, but you know what they say "where there's smoke, there's fire.

I hear ya man.... Every time I gamble i lose so my luck i would buy one and the 100 year flood hits.... Funny what you say about your wife, I'm kind of dealing with the same issue at my nest. We've been going to Sunset Beach for 25 years, even the 7 years we are back in joisey and i have the beach 4 miles away, and we both love Sunset. I haven't visited Oak Island yet so I really can't compare. I like all the amenities of SJP but we have Ocean Ridge in back pocket as Sunset Beach is where they have their Beach House. Between the 2 of us I could live anywhere, SJP or Ocean Ridge. Growing up in Jersey City my first 28 years i would never have dreamt that at age 60 I would have a choice between such beautiful options.

I actually might go down this Spring to the Parade of Homes extravaganza but downside is the wifecerous will fall in love with the McMansions the builders show and I don't need anything larger than 2500sq ft or so. All i know is i don't know how many more winters i want to spend up here.. Wait a minute. Yes I do.

NONE!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!! !!!!!!!!!!!!

Yep! We also were very torn between ORP and SJP - what finally sold us was the gorgeous lot we purchased for a great price - up against the golf course and back yard view is a beautiful pond!!
