You probably don't want to live anywhere in the city of Los Angeles where houses are $200,000. Areas like South Central are extremely dangerous, and if you care about this there are virtually no white people there.

However, with prices dropping so much you can now get a very nice house in the Antelope Valley. The Antelope Valley is in the high desert north of Los Angeles and the western parts -- such as the Rancho Vista area of Palmdale are actually quite nice and have a normal suburban feel. There's a commuter train that goes out to Lancaster and Palmdale and will take you into downtown LA. The commute is well over an hour each way, but it's well worth it in my opinion.

Go to Realtor.com and search in the 93551 area code (Rancho Vista), and you'll be very impressed at what you can afford.

All the $200,000 homes in LA are in the subburb of Phoenix. The problem is the 380 mile commute into work. Our home in Surprise, AZ has a starting price of $169,000 for a 4 bed 2 bath on a 7,200 square foot lot.

There are some low income townhomes being built in Oxnard, California at the new River Park Development, but they start at $267,000 and are 4 bed 3 bath units. You need to be an Oxnard resident and there are income reqirements, meaning low income ($70,000 range.) They assist with the down payment up to a point.

Default Art work included per MLS

Just found this pending listing in the Highland Park area and had to share.

Property at 5201 Baltimore St; 699SF; 2BR/1BA; listed at $179,000.

From the listing remarks.
"REO! Bank Foreclosure! Cute cottage on a very nice corner lot ideally located in central Highland Park walking distance to schools & public transportation. Don't let the pictures scare you. A little paint (o.k. a lot of paint) goes a long way! Current art work included. Sold AS IS!"

There are more pictures but I think you get the idea. IMHO if this goes for near it's list price it's probably a good deal. Some work to clean it up and you could turn a little profit.

195k. 2 bedroom 1 bath just under 1000 sq ft on the northeast edge of the Long Beach East Arts District (cool up and coming neighborhood)/Downtown area.
Craftsman Bungalow. Walk to restaurants, shops, beach nearby, art galleries galore.

Another LB find:
2 bedroom in a historic court setting built on a small lane in move-in condition. This has recently been added to a fairly recently identified historic district (3 or 4 years). I happen to know this particular home could be had for under 200k despite the 224k asking price. Yes, I've been in it. This is adjacent East Arts District in an amazingly intact court. A new park is going in next door. This place is small but makes amazing use of it's square footage. I was impressed.
