The unit with the terrace was the unit currently assigned to me. The developer and th e super were unable to give me leasing information. I did inquire about a unit with the 2nd bathroom AND the terrace and was told that i could make a request through the leasing office. They only show the mock ups and then your assigned unit. @Nativebagel I qualified for all apartments in 165. I was asked a few weeks ago which I preferred. And I was asked to confirm that choice prior to city approval. Is it worth it? If it's going to stretch your budget, no it's not worth it. The living room size made me hesitate. The terrace made me reconsider. The amenities made it doable. The amount of time it took me to get into Manhattan (25minutes) sold me. If writing that check every month is going to make you wince, it's not worth it. But check it out you have to make that decision for yourself.
Thanks Low Shay for all of the info! I think im going to want to see it in person before I make a choice. In the back of my mind the commute is what is getting to me. My commute will be at least an hour to manhattan via public transportation for my job. Is it going to stretch my budget? In a way yes. Also since electric is not included thats going to be another cost including LIRR and MTA. If it was a 1 bedroom I'd be more for it but a studio, still on the fence.

I have a feeling that the management company is going to lease too many to the public and there won't be enough units for people who actually entered the lottery. If they can, I'm sure they'd rather rent it out at market rate vs giving it to 50-60% AMI - they're probably going to move people in from highest AMI to Lowest AMI.

Btw, 165% is the same as the market rate, so if you do qualify for both 165% and 130%, you might as well wait.

these really could have gone to 120 to 130 people if they care
i really hope i can get selected for another lottery
sadly this one is all i have and my credit is still has not run

@Jolie1806 all studios do not have terraces. Private terraces are on the 2nd floor units 2A-2D, 6th floor units 6H-6P and the 25th floor units 25D, E, and J. Floors 7-24 have no terraces and floors 3-5. They are rather big though.

Hey all!
I want to give you guys an honest and thorough idea of the lottery apartments. I arrived there today , pretty early and was impressed with the lobby. It's beautiful. Everything is very modern and chic. Kind of gives you an " expensive Manhattan apartment" feel. The representative from K&R was very nice , pretty patient guy.

First they take you to a model apartment. One would assume they're showing you a unit similar to the one you're assigned.

Wrong.

The model apartment was nicely decorated , with a modern feel to it. Nice color schemes , minimul but tasteful furniture and pretty kitchen appliances. All of the kitchens are as pictured online, those dark brown cabinets and are either L shaped or railroad style. If you're not expecting a Rachel Ray kitchen , it's really doable. Keep in mind there is no gas in the building, and and the tenant is responsible for the electricity bill.

I fall into the bracket with the 1 bedroom for. 929 or the 2 bedroom for 1121. The person responsible for my file was fired I assume , so I was reassigned. By the time they got to my log number , the two bedrooms were gone.

The one bedroom could not hold a bed and a decent sized TV comfortably. The heating / cooling unit sticks out from the wall and takes up a substantial amount of space. The closets are decent sized , and you kind of get one and half of them. No way my queen sized bed and my son's crib would fit in the same space. My son doesn't have space to play.

The living room is basically in the kitchen. One wrong flick of the wrist in the kitchen and you've got a spaghetti soaked love seat. Yes, LOVE SEAT. That's how much space it has. A full living room set including end tables and lamps would Be pushing it

There is one closet for main storage in the kitchen. Inside that closet is a central wifi device, that's included in an amenity package, which also allows you access to the rest of the building. Gym, beautiful recreation center with Alexa & pool table ( perfect for get togethers or small parties. It's spills out into a terrace that's bigger than the apartment.

No dining space. Hardwood floors that are beautiful. Pretty standard bathroom. Minimal storage space. Bedroom is closet sized. Windows are a nice size , a lil smaller than the photos paint them out to be. Children's play room on the second floor.

The building is BEAUTIFUL. The space however may be a huge sacrifice for some. Yes, a lottery winner is paying a significantly reduced rent than the rest of new York City , but the convenience of the gym & laundry room with lounge is what your REALLY paying for. I'm going to spend the rest of the weekend trying to figure out if the apartment is a good fit for me. Sorry this post is so long , but I wanted to be honest about the unit guys !
