Hey everyone I’m new to this forum but all your post have been so helpful! I’d like some insight. When I first applied I fell into one bracket and qualified for 1 bedroom apartment. However, I recently received a bonus from work due to working during the pandemic and because of this bonus when I submitted updated paystubs I am now being told that I have been moved to another bracket and now qualify for a studio. ( my job included our bonus with our checks) I am a little upset because I was really planning around getting a 1 bedroom and I don’t understand how they’re adding a bonus as part of my income when the only reason I received it in the first place is because of the pandemic and I probably won’t ever receive another bonus again, it isn’t something I count on. Am I missing something? Do you guys think this is something I can try to fight? I also would be paying more for the studio than I would the 1 bedroom.
On page 4, bonuses are listed as a part of employment income and will be counted as a part of your income for the year. I understand this was a one time bonus and you may not get that bonus again next year, but for the purposes of qualifying you at this point in time, they have to count it in the calculation of your projected 12 month income to see which ami you fall into. If the studio's rent is too much for your budget or you really just dont want a studio, you can always pass on this development and keep applying to others. It also won't hurt to call your housing specialist and explain that this is one time bonus to see if they can omit it and see what they say. I hope everything works out for you!

Building upon what @ninicakes had explained here. Only "Bonuses and commissions you receive on a regular basis" are included on what is income, therefore, if this was a one time bonus, should you appeal, cite the income guide and provide evidence that this was a one time thing.
HPD Marketing Handbook States that after being approved and or before Lease signing you have to submit updated paystubs. If your income falls below or above your bracket, you can either be downgraded, rejected, or put on a waiting list for an apartment that actually fits your new income. There’s really no way of fighting it, just be lucky you still fit in another bracket and it still apartments available. Hope this helps

According to the HPD Marketing Handbook, One-time Bonuses are included in the income as per the example given on page 45 of the HPD Marketing Handbook. The best thing we can do for each other is to be honest with each other so maybe you need to do some reading before spreading false hope. If you appeal Nelips, there’s no “worst thing that can happen” you already have an apartment. You’ll either get that one bedroom or not but according the HPD Marketing Handbook One-time bonuses are included. Good luck
Hi all! I hope all is well. I am wondering if anyone that was approved received an email or if they called? I’m just curious because I am on the two week mark of the application being sent to HPD. I’m curious to know the outcome. I also don’t want to be rushing the process or overly anxious.

A letter about where kids go to school is also needed?
I am currently waiting for HPD Approval for The Carolina. Idk if there is a delay because Construction is not done on the building.
