Also the latest configuration of "Carroll at Bellemeade South" is to build an office building on the corner of Bellemeade and Eugene Streets which puts it across the street from Project Slugger. The residential and an Aloft Hotel will be built along Eugene St. Yes word is it still will be an Aloft. The city parking deck will be built in the interior of the block not visible from the road but access to the deck will be on Eugene St. We'll have to wait and see if he updates his plan with a convention center. If he does expect the hotel and residential portion to be taller to make room for a convention center. He may have to stack the hotel and residential. Then we would be talking about something between 12 and 15 stories with the hotel and residential. I would expect the office to be no taller than 5 or 6 stories.
The southeast corner of Bellemeade and Eugene across from Hyatt Place is currently an parking lot owned by a law firm I think. Hopefully Carroll or another developer will purchase that lot and build something on it. I think that whole two block area bound by Bellemeade, Eugene and Commerce Place needs to be redeveloped. A church owns a daycare on the corner of Eugene and West Friendly so nothing could be done there. Elon School of Law owns most of the buildings east of Commerce between that street and North Greene Street. I think the angled parking along Commerce Place takes up too much real estate.

Might not be the final design. On the Dodge Projects Construction Report, the Eugene Street Parking Garage is listed as “Retail/other, Parking Garage” with 950 spaces and 9 stories. It has a valuation of $22 million. It will be interesting to see what is revealed with the “Carroll at Bellemeade South” announcement.

If the deck is 9 stories, that could be very telling about the height of Carroll's project around the deck. Even at 7 floors, we could see a development taller than Carroll at Bellemeade even if its just a midrise development. Hopefully Carroll will take it up a notch architecturally. Its rare to see interesting architecture with new construction in downtown Greensboro. I would prefer in this development very modern and NO brick. I'd love to see a modern edgy glass, steel and limited precast concrete residential, hotel and office development which is something you don't see downtown. While Carroll at Bellemeade looks very modern compared to the Greenway at Fisher Park or CityView, I'd like to see Carroll go even further and take it to the next level with Atlantaish or Charlotte type modern projects you now see going up. I don't think Greensboro developers should try to replicate the past with their projects unless its in the South Elm Street area. Preserve the past in the South Elm area, but most other areas need to be modern to reflect what we see in some of the larger cities of "the new south". That will go a long way in improving Greensboro's image. We don't need retro brick buildings in every corner of downtown.
Carroll's office building will be to the right of the deck at the corner of Bellemeade and Eugene. Project Slugger will be on the other side of Bellemeade. The residential and Aloft will be on the left side along Eugene Street. But if a convention center is included, we could see a much taller residential/hotel portion. Or Carroll could stack the hotel and apartments on top of the convention center similar to the Koury Convention Center where the hotel tower is on top of the convention center. In that scenario a tower, not including the office, could be as tall as 15 stories depending on how many residential units he will build in it. We know the Aloft will have 150 rooms. But even that number could change if he builds a convention center. One thing is for sure. A 7 or 9 story parking deck indicates Carroll's project will at the very least be a midrise, a story or two taller than Carroll at Bellemeade. But a convention center dramatically changes the configuration and height.
Looks like the configuration has changed since last summer. The latest configuration puts the Aloft Hotel with the office building north of the deck.
City documents also call it a "future mixed-use hotel and office tower" This confirms Carroll is still planning something tall. Maybe not as tall as the first plan. But it looks like he's going to stack the Aloft hotel and office.
This means only the residential and MAYBE a convention center will be south of the deck. Also it looks like city documents are saying an 8 story deck "ground level plus 7 elevated levels of parking"
The Aloft/office tower will be built in the lot just right of where the parking deck is outlined. Hyatt Place/Carroll at Bellemeade is diagonally across the street from that corner and Project Slugger will be built in the current ballpark plaza.

Very possible he could use the same design especially since he had already paid architects for it. That's what happened with Project Slugger when it was downsized. They used the same basic design with minor design changes. I could see the same thing happening with Carroll's project. I think it would look much better without the deck beneath. There were just too many design elements competing with one another. It looked like a patchwork of different buildings stacked on top. Carroll needs to redesign the top of the building though. I like notch in the building with the subtle Aloft roof top design in it.
That is a lot of land south of the planned deck so Carroll could easily fit a convention/conference center with some residential there. But a convention center would limit how much residential he could put there.
As ugly as the old jail is, they are demolishing a 9 story midrise for a 2 story office building for the Sheriffs department. Don't know why they won't replace it with a new 9 story building. The former sheriff was going to renovate the old jail for the Sheriffs office and use the entire 9 floors. Why do they need so little space now?
Its not an "office building", its a jail. They're building a building that consultants said was sized appropriately for the sheriff's office. Not everyone shares your edifice complex.
