Hello friends,

Yesterday I finally got my email offer. I am going to be at PCV near First ave. It is a 2 bdrm/2bath and I am ELATED!!!
They will send me the lease today or tomorrow and the Obligo link for payments. The move-in date is between October 8-20.
I will post a more detailed timeline once my lease is signed. I am working with my current landlord to get an early release. They told me I need to send them the lease signed and they're going to inspect my apartment before they can provide the release.

Your offer is around the corner. I was calling once a week to talk to Syed or Ms.Pryce. I feel I won the lottery within the lottery. My rent is below 2k just like I manifested
They are working hard to get a nice apartment for you. I know you are going to get your offer soon!!!!

Log 34xx - 2 bedroom TIMELINE

03/31/2022 - first email asking for documents
04/06/2022 - sent all my documents and got an automatic response
04/28/2022 - got an email asking if I am still interested and how many bedrooms
06/23/2022 - got an email disqualifying me because I didn't choose the unit size
06/23/2022 - called Ms. Pryce (1st time talking to her) and she acknowledges it was a mistake and reinstate my case
06/24/2022 - sent updated documents and MY student affidavit stating I am not a student I missed the first time
08/02/2022 - sent new 401k statement, new savings account statement
08/04/2022 - sent a new school letter for my son (it was over 120 days)
08/05/2022 - got the last email from Ms. Pryce stating I was approved and it was ready for final review
08/15/2022 - called the office before going on vacation and they told me no apartments available
09/09/2022 – called the office and no news. I decided I was going to call once a week.
09/16/2022 – called the office and Ms. Pryce made me the offer over the phone I was told I should get an email on Monday (09/19)
09/19/2022 – got my email offer in writing from Susan(around 6 pm)
09/20/2022 – got contract and link to Obligo (around 7 pm). I sent everything the same evening
09/21/2022 – got the final OK from Susan and the email with moving instructions
10/20/2022 - move in date

I was extremely concerned about my low credit due to a mishap with my student loan lender, but Susan said if I got the offer my credit is fine. I never got a notification they pulled my credit.

I got a Peter Cooper Village apartment. It is a 2 Bdr/ 2 bath on 20th street and First Ave on a high floor.

My rent is below 2k and I am very happy. It is less than 35% of my income. On my rider, it says the past tenant was paying around $1700. The contract has all the details about the renovation cost.

I am more than happy to assist anyone in this process. I’ve applied for lotteries since 2017. I applied for around 70-80 lotteries since 2017. I read so many forums, posts, and NYT articles. At this point, I am almost a lottery pro. hahahahaha

This apartment is life-changing for me and my son. I live in an alcove studio in Queens and my son is almost 10. We were bursting into the seams and we need more space, but to be a divorced mom with one income is hard to find a bigger place in NYC. I love Manhattan and I can’t wait to get a bike, to enjoy the city, and for my son to enjoy ST/PCV grounds.

Don’t lose faith. Your time is going to come. I am so grateful for this group and that’s why I want to be transparent and helpful.

PS. I cried like a baby with Ms. Pryce. It was such a relief when she told me. They are working hard to get us an apartment.

@TPNYC So happy for you and your son. I've been reading your updates for a while now so I know it's been a long time coming! I'm also a single parent with a young son and I'm really hoping I get an offer, but my log # is 8XXX so I'm not too hopeful. Congrats and enjoy your new beautiful apt!

What an upgrade in terms of space. It will feel like a palace.
I am so moved by your experience and I am even more happy for you and your son.

Sadly even if I am on 20th street, I will be in Stuytown and not PCV. The tenant before me was paying $4974. Probably not a lottery apt for the previous tenant? Could it be for this reason that my only proposed date was to move in 2 months after lease sign in? Are they downgrading mg apt?… moving in in exactly 17days and I cannot wait. You receive your 1st email exactly 2 weeks after me, and you are moving exactly 2 weeks after me.

I am happy for us, and I am rooting for all who are waiting. I hope that in the coming days- weeks and months, more and more offers come their way.

Someone called about this when something similar was happening with the 2-bedroom list a few months ago. Answer they got then was that the specialist lists are basically separate entities, and some folks with much higher numbers but who were assigned to a new specialist with a small list were getting called ahead of folks with lower numbers who have been waiting for months. Which absolutely does not seem fair to me, nor does it seem to be within lottery rules. Another, less nefarious, answer that's been given is that they're matching up rent with income and that's what's causing the delay for some people. Who knows what's really happening?

You might get a market rate finish. There are so many things about this process I can't understand. It will make no sense to downgrade the apartment. Labor costs are insane nowadays.

I am going to get my key on October 20 and probably move during the weekend. I am not sure if I can move on the weekend.

That's amazing that the previous tenant was paying almost $5,000 a month. Is this a one-bedroom?

I'm surprised that the landlord is taking expensive apartments and lowering the rent, rather than allotting unrenovated apartments (which would be on the cheaper end) and fixing them up.

Maybe you won't be getting the "lottery renovation." Did you get photos of your apartment, or have you seen it?

I haven’t seen my apt. I am moving oct 8th and I cannot get my keys before oct 7th anytime after 4pm
The lady at the welcome center that I had on the phone was not nice at all. I explained that I work until 6pm and the welcome center would be close. I asked if I could get the keys oct 7th in the morning instead, that might have annoyed her as her tone became more stern.
So my keys will be dropped at the public safety and I will pick them up there at 6.45pm on Oct 7… up to this day, I still have never step foot in Stuytown. I will try to go this week, to at least see you. Mg building is 620 east 20th st… is the view nice from there?
