Deflation does happen but is mainly a sign of a weak/****ed up economy.
The Federal Reserve and the Federal government actively fight against deflation. Businesses benefit from inflation. Our economic system is built on some continuous degree of inflation. Maybe that's why?

Because places that rise uber quickly do so without infrastructure and ameneties that merit that inflation. They are often over-valued because they are "cool" or "hot." If there is a bubble and the "up in coming" area never completely came, then people are now holding upside down mortgages.
Contrast that with a slow and steady inflation, well those mortgages, if they are upside down, are not upside down by much.
I have not seen much of The Bronx except the zoo and the botanical garden. I like those areas. But I fully believe you guys when saying many places in Bronx still suck and have bad crime. My take on this is Id rather have bad neighborhoods gentrified because crime just really sucks. Id rather put up with weird pretentious coffee shops and higher rents, before putting up with hoodlums that are up to no good and causing trouble. That is just my feelings.
That Charlotte Street "gentrification" looks like a bunch of temporary army barracks.
